OUR MODUS OPERANDI
1 - INITIAL APPOINTMENT
During the initial appointment, we list the physical and administrative components to be used for the property’s valuation.
2 - VALUATION/STRATEGY(within 48 hours)
Following the precepts of real estate expertise, we estimate, together with the customer, the venal value of the property; we also define the communication strategy.
3 - SIGNING OF THE MANDATE
The customer and Joie&Frère sign the selling mandate (note a) at accepted terms and conditions (our lawyer has established the model).
4 - PHOTO REPORTAGE
Our photographer creates a photo report, virtual visit, 3D plans, and a movie. Visuals from a drone are included whenever possible.
5 - DIAGNOSES
Joie&Frère's agents fill out the ALUR (see note b) document, with all required information and technical diagnoses.
6 - PUTTING PROPERTY UP FOR SALE, FIRST VISITS
Our marketing strategy targets potential buyers through specific means and channels. We tailor our approach to target the desired buyer profile: combining ads on classical platforms (e.g. Seloger, Propriété Lefigaro, Site J&F), with ads on social media, which enable a more precise targeting.
7 - FIRST WEEKLY REPORT
The visits (virtual or physical) are scheduled to accommodate owners as well as candidate buyers. Joie&Frère delivers a weekly report summarising contacts, visits, results and planned activity for the coming week to each client.
8 - PURCHASE OFFERS RECEIVED
When an offer is made, we ensure the solvency of the buyer. If the buyer wants to negotiate the suggested price, Joie&Frère defends their client’s interests in order to achieve a compromise that satisfies both parties.
9 - PRELIMINARY SALES CONTRACT
When a price agreement is approved by the buyer and the seller, we draw up the sales file and send it to both parties notaries, for them to issue the preliminary sales contract.
10 - AUTHENTIC DEED OF SALE
Finally, 24 hours before the signature of the notarial act, we collect the electricity, gaz and water meter values. We also check that the condition and inventory of the sold property correspond perfectly to the terms of the contract. The two parties can then sign the authentic deed (“acte authentique”) with the notaries, and exchange the keys.
